Local law 152 (Gas Piping Inspections)

We perform and file the 5-year requirement for gas piping testing and inspections in New York City. Approved can also handle the necessary repair work and filings for these jobs. We have a dedicated staff in our plumbing division to handle all your needs.

Local Law 35/95 (Posting Energy Grades)

Much like restaurants, buildings greater than 25,000 square feet must post a grade on the front of the property. This grade (from A to F) is based on the energy consumption filed in your annual benchmarking report. The fine for not posting the score is $1,250.

Local Law 84/133 (Benchmarking)

Buildings over 25,000 square feet are required to annually file energy consumption data using the EPA portfolio manager. The annual filing deadline is May 1st to file the energy consumption from the previous year. This filing generates an energy score from 1 (least efficient) to 100(most efficient). The penalty for not filing is $500 per quarter ($2,000 per year).

Local Law 87 (Energy Audit/Retro

Commissioning Report): Buildings over 50,000 square feet must conduct an energy audit and retro commissioning report once every 10 years. The required inspection date is determined by your block number. This audit outlines all building systems and provides recommendations to improve energy efficiency. Retro commissioning consists of testing and certification that all major systems (boilers, pumps, fans, controls, etc.) are operating efficiently. All information is filed with the DOB for review.

Local Law 97 Climate Mobilization Act

Requires buildings over 25,000 square feet to keep carbon emissions below certain benchmarked levels by both 2024 and 2030. There are annual fines and penalties for buildings that do not meet these threshold requirements. Energy consumption targets and fines depend on factors such as building use (multi-family, mixed-use, industrial, etc.) and if the building is free market or rent stabilized. 2024 goals can usually be met through efficient operations and low-cost efficiency upgrades.
